Agency loans are loans that are provided by Fannie Mae and Freddie Mac. These are US Government agencies. The programs of the two agencies are very similar. We tend to pick whoever will give us the best deal in a particular geographic area. We deal directly with the Designated Underwriter. We quote these loans to you flat. That is without any points to us. We are a correspondent and we are paid by the lender.
The general parameters of these loans are as follows. Term is up to 30 years, amortization also up to 30 years. Fixed interest rate. Maximum LTV of 80%. Non-recourse is available. DSC minimum of 1.25. Stabilized properties with occupancy over 90%. Underwriting is strait forward. These loans are subject to yield maintenance.
We do these loans starting at $1,000,000 and have never run into an upper limit. Generally these loans are cheaper than our CMBS loans. There are also programs available for Senior Housing, Student Housing and Manufactured Housing.
These loans are much better than anything you will see quoted by local banks. In addition local banks tend not to lend fixed rate loans over 5 years.
Our interest rates and loan terms are better than you will be offered by your bank and other lenders. We are very competitive. CMBS loans are loans for stabelized real estate. They are low interest rate 10 year fixed loans, Funds come from the bond market. We do tham for hotels, retail, office, industrial.
Agency loans are from Fannie Mae, Freddie Mac and HUD. Government agencies. These are low rate long term fixed loans. They are the best loans for multi-family properties.
We do SBA 7a loans up to $5 million. SBA 504 to $13 million. These are federal guranteed loans. Their down payment is lower but their interest rates are higher than conventional loans.
This is a polite term for private and hard money loans. In general the interest rate is higher and the maturity is shorter. However in some cases this is the only type of loan that is available.
